I am a female third year student looking for someone to sublet my room over the summer (May-August). My roommate will be doing research in Guelph over the summer, and I will be out of town for the summer.

It is a 2 bedroom + den, 1 bathroom apartment located at 41 Goodwin Drive. It is a professionally maintained building.

Apartment is on the first floor and is in a fairly quiet building. Having people over is fine, just give my roommate a heads up if you can.

The price is $700/month including all utilities. This is negotiable.
Features:
* The den is completely yours to use as a work space, extra storage, etc.
* 5 minute or so walk to Pergola Commons, which has multiple amenities, such as Zehrs, Guelph Public Library, Food Basics, LCBO, Cineplex, Goodlife Fitness, Dollarama, etc.
* Bus stop is a 2 minute walk for the 5 and 56, or an 8 minute walk to the 99.
* Central air
* 5 energy efficient appliances - Fridge, stove, dishwasher, washer and dryer. Apartment also has a water softener that is maintained by the landlord.
* One parking spot available (don’t regularly have a car, so it’s yours to use). Road parking is fine and free in the summer. There’s also the option of parking at pergola commons since it is such a close walk.
* Great landlord who will attend to problems quickly and is easy to reach.
* Balcony that overlooks parking lot.
* Storage lockers
* Elevator in building.
* Double closet.
* Social room and a recreational room you can book out for big events.
* In April, LAMINATED HARDWOOD will be replacing all the flooring (except for in the kitchen and bathroom).

Tenant requirements:

* Nice, decently clean, and good at communication. We don’t need to be best friends or anything, but I would appreciate an individual is upfront about issues (i.e., if I leave a dish unwashed for too long, just message me and let me know instead of being passive aggressive about it) because I will do the same in return.
* No pets. Quiet, caged animals, such as fish, lizards, hamsters, and the like, are fine. Cats, dogs, bird, etc. aren’t allowed.
* The building is non-smoking, but I am fine with vaping/e-cigarettes.
