Your water and sewer usage cost also shows up on your monthly rent bill. Theyll charge extra if you have pets. Also, there is an extra monthly cost if you dont get your own renters insurance. All of their fees are on their website.

There is a $50 application fee but Im willing to reimburse you for the fee plus a $300 discount on Octobers rent if youre approved and do go through with taking over the lease.

The benefit of taking over my lease instead of applying directly is its a shorter term, Ive already paid the deposit and the amenity fee for this lease term. Amenity fee is usually $500. Included amenities are:-Pool area and outdoor courtyard with pattio seating, grills,TV and fire pits.-Indoors there is a free coffee bar hangout room-Recreation hangout room with a pool table shuffleboard table, TVs and wet bar.-Full gym-Computer room with Mac computers and printer.-Large TV movie roomSecure package delivery room, controlled key fob entry throughout the building as well as complimentary WiFi in shared amenity spaces is also standard on the property. The maintenance crew is decent. This apartment is very clean and has been well maintained. The bedroom carpet was recently replaced and shows no wear.

The apartment is on the 7th floor of an 8 floor building and conveniently located right at the elevator, garage and trash chute room. Very convenient for emptying trash, when moving in/out, or when carrying lots of bags, etc from the car. There is also a guest seating area just outside of the apartment door which is great for entertaining or if you want a change of scenery without going far. The living room/kitchen area windows are large and bring in tons of natural light. Plants love it and I save costs because I dont need to turn on any lights during the day. The bathroom is very spacious. I have never once had any issues with pests of any kind and Ive been here for a few years. Photos posted are so you can see the layout and whats possible. Im taking all of my furniture with me so you will be taking it over unfurnished.

Note this is a smoke-free building and the leasing office takes prompt action if anyone complains of smoke.

The building is in a walkable area with many essentials nearby. Taco restaurant, physical therapy clinic and a nail spa in the building downstairs. Post Office across the street. Also right next door there are two banks, Starbucks, a dry cleaners, Lowes, Marshalls, HomeGoods, Chipotle, First Watch, Panera Bread, Famous Daves, Outback Steakhouse, Rubys Jamaican restaurant across the street. Target only 1 short block away, Walgreens, a full service Carwash, Petco, a green dog park and more. Giant Grocery store is also right next door (Whole Foods, responsibles, Wegmans and Fresh World all a short driving distance away)A bus stop less than a block away and located a short distance from Huntington Metro stop, Old Town Alexandria, Mount Vernon Rec Center (with ice skating year round) and the National Harbor only a 15 minute drive accross the bridge.
